What we do, what you do, and what this deliberately does not do.
We read the complete issued set - the project manual cover to cover, every drawing sheet, and every addendum - and we take the job off. Every scope line goes into the workbook carrying its quantity, unit, the drawing it came from and the specification section that governs it.
Then we reconcile. The Owner’s own scope tables are checked line by line against the drawings, and where the two disagree - a quantity in the wrong unit, a detail nobody counted, an addendum that reverses a note without redrawing it - that disagreement is written down in plain language on a tab of its own. On a typical job that reconciliation is the single most valuable thing in the file, because it is the part every bidder is doing alone, at night, against a clock.
Everything to do with price. Prevailing wage rates come pre-loaded because they are published and they save you typing, but every one of them is an editable cell, as is every burden, every multiplier and every markup. Each scope line can be built up from manhours and material, or replaced with a sub quote, or excluded. Your crew productivity, your risk appetite, your margin - none of that is ours to guess and none of it is baked in.
It is not an estimate. There is no number in the file that we are telling you to bid. It is a model with the quantities filled in.
It is not a substitute for reading the documents. It is a very good head start on reading them, and it tells you where to look first.
It is not exclusive. Other firms on the same bid list can buy the same workbook. What separates your bid from theirs is what you put in the price cells, which is where it belongs.
One firm, one bid, per job. Copy it internally as much as you like. Don’t pass it to another bidding firm and don’t resell it.
Tell us which line. On a live job the correction goes out to everyone who bought it, and if the workbook isn’t useful to you we will refund it. We would rather have the feedback than the $149.
